Construction Project Manager/Independent Contractor (Chicago)

Established Chicago based residential developer seeks project manager to finish two new construction projects-in the Logan Square neighborhood of Chicago.In-fill, northside, multi-family, ground up new construction- one eight-unit building is towards the end of it's mechanical rough, one six-unit+retail building is midway through trim.As our construction manager, you will be responsibility for field operations and generally all tasks related to the completion of the buildings. Responsibilty includes:Scheduling all sub-contractors;Supervising and inspecting sub-contractor work-product;Working with city inspections and other governmental agencies;Working with and coordinating utilities and other ancillary service providers;Reviewing and equalizing subcontractor proposals from unlet trades, including reviewing subcontractor qualifications and checking references and preparing comprehensive contract specifications for subcontractors; assisting in negotiating subcontractor contracts;Performing walk-throughs and customer punchlists.Excellent computer proficiency- particularly scheduling software- necessary.We are looking to engage you as in Independent Contractor. We sign all subcontract agreements and act as general contractor.You will receive a weekly flat payment for your services, in the $1,500 a week range, depending on experience, plus bonuses for completed punchlists and securing occupancy certs. You will be required to provide the hours required to properly execute your responsibilities, but as an independent contractor you will be free to pursue other opportunities provided that they do not compromise your ability to effectively manage our projects.You are to provide your own car, computer, tools and other items necessary to fulfill your obligations. Expenses directly related to construction will be reimbursed.Our hope is that this will evolve into other opportunities for us to work together, as we have other development projects in the works, but for the time being we are only looking to engage a construction manager for this particular project. We would expect you to commit to taking the project from current state through punchlist.Experience with similar-type construction a must.Looking forward to hearing from you.
